First step
The first step is pricing your home correctly. We will perform detailed
comparisons between your home and homes that are currently on the market (your
competition) which may include viewing these homes personally as well as
comparing room sizes, features and updates to your home. We will also look at
homes that are currently under contract and as well as recently closed sales.
The closed sales will tell us what prices the homes were originally listed at,
if their prices had been reduced, what price the homes ultimately sold for and
the number of days on the market. We will compare all of these homes to yours to
analyze what the best price should be.
Prior to listing
Prior to listing, we will advise you on how to present your property to maximize
its selling price. We will offer advice on staging your home and also on what
improvements and repairs to make your home more salable. Some improvements are
worth it, and some are not. We will also inform you of any inspections you
should consider performing ahead of time in order to smooth the negotiating
process with buyers and help to ensure a successful closing.
Extensive marketing campaign
Our extensive marketing campaign will assure maximum exposure of your home. More
exposure means more buyers coming to visit your home. Think of the laws of
supply and demand. Having a larger buyer pool results in more buyers looking at
your home which will result in a higher price and a faster sale. Do you want to
list with a company who just puts your property into MLS and their company web
site and sits around waiting for a buyer? We actively market your home and keep
changing our marketing so that it remains fresh and relevant. Who wants to see
the same boring ads again and again? Changing our ads refreshes them to the
buyer and someone who might not have noticed your ad last week may have
something new catch their eye this week.
Your home will be advertised in full color and photographed with a high end
digital camera with a wide angle lens and a strong flash which will show off
your home in its best light. Most Realtors use rinky dink point and shoot
cameras when photographing their listings. Often, all you see is a corner of a
room or a couch in their photos with much of the room cut off. Compare to our
professional photos which show off the whole room in its best light. Our
professional wide angle camera catches every detail and the strong flash makes
every photo look excellent. You hire a professional photographer when
photographing your children's portraits, why would you want anyone but a
professional to stage and photograph your most important asset? When
photographing your home, we will help stage it so that it shows off in its best
light. With your permission, we will move furniture and clutter aside to take
the best photos of your home. We are often at a photo shoot for 2+ hours.
Your home will be advertised on up to 20+ national web sites with full color
photo tours. While many Realtors only put one exterior photo of the home on the
internet, we input the maximum number of photos available on any web site. On
sites that offer expanded services, we pay for the expanded versions so that we
may add more photos and more verbiage to your listing. If you look at listings
on the MLS, many agents put less than six photos of the house and only have a
short description of the home listed. We have input as many as 24 photos on the
MLS and fill the remarks section to the max. We describe your home in great
detail in order to get more buyers interested.
Contracts
Contracts are complicated and can be intimidating. We will go over all offers
with you before you sign anything. We will advise you of the positives and
negatives of each offer and how best to respond. You will have the full benefit
